Research

Welcome to Chidi Nwakwuoke & Co Research column. We intend to use this section to interact with our clients/ customers concerning topical news item within our organization and also ex-ray research issues relating to real Estate practices.

We begin this series with our Managing Partner’s research work on “Buildability assessment in construction project in Nigeria- The Project Manager’s Perspective”. ABSTRACT
Buildability has been interpreted as the extent to which the design of a building facilitates ease of construction to achieve the overall objective of the project. The highly fragmented nature of the building industry and the traditional procurement method which separates design from construction has been identified as a problem or barrier affecting the implementation of buildability/constructability practices in construction project in Nigeria. The problem of coordination and communication arising from these barriers manifest in making of unbuildable design resulting from designers not having sufficient site experience and contractors input not sufficiently sought for at the design stage. This research evaluates the presence or absence of Buildability practices among construction professionals engaged in construction project in Nigeria. It examines the level of importance attached to the various principles of buildability practices and the responses among the construction professional on their perceptions concerning the role of project manager and its influence to enhance buildability. A structured questionnaire complemented with personal interview was served on 78 professionals in the building industry with 59 respondents returning their questionnaire representing a response rate of 75.56%. The SPSS Statistical tool was used to analyze the collected data with both descriptive and inferential statistics adopted to test the formulated hypotheses.
